The Contractor North Ranch and Westlake Village Homeowners Trust With Their Biggest Projects

Camarillo Remodeling and Construction by a Contractor Who Knows This Market

Camarillo sits in the sweet spot of Ventura County. Close enough to the coast to enjoy the climate, far enough inland to avoid the fog, and positioned between the 101 and the rolling hills of the Conejo Grade. The homes here reflect that range: Spanish-style estates in Mission Oaks, modern tract homes in Camarillo Springs, ranch properties near the agricultural preserve, and everything in between. Nicodemus Construction is a licensed general contractor with three decades of experience building and remodeling throughout Ventura County, and we’ve worked on homes across every corner of Camarillo.

The Remodeling Services Camarillo Homeowners Request Most

After 30 years of working in this area, we know what Camarillo homeowners need because we hear it every week. Kitchens that were designed in the 1980s and 1990s don’t work for how families cook and gather today. Bathrooms feel cramped and outdated. Growing families need more space, and empty nesters want to reimagine how they use rooms their kids left behind. Here is how we help.

Kitchen Remodeling

Most Camarillo kitchens we remodel share the same problem: they were built with closed-off layouts, limited counter space, and builder-grade cabinets that have seen better days. We open up walls, redesign the floor plan, install custom cabinetry with soft-close hardware, add quartz or natural stone countertops, build kitchen islands with seating and storage, replace flooring, upgrade lighting with layered recessed and pendant fixtures, and integrate modern appliances. The result is a kitchen that looks and functions like it belongs in the home you own today, not the one that was built 30 years ago. See what’s included in our full kitchen remodeling process from design through final walkthrough.

Bathroom Renovation

Camarillo homes built in the 1970s through 1990s often have bathrooms with dated tile, small vanities, poor ventilation, and tub/shower combos that nobody wants anymore. We replace these with walk-in showers featuring frameless glass enclosures, freestanding soaking tubs, floating double vanities with quartz or marble tops, heated tile flooring, and modern LED lighting. Whether it’s a master bathroom remodel, a guest bath update, or a full bathroom addition, we handle every phase. See how we approach bathroom renovation projects and what each scope of work includes.

Room Additions

Many Camarillo homes were built as three-bedroom, two-bath tract homes that simply don’t have enough space for today’s needs. We build room additions that add bedrooms, family rooms, home offices, or in-law suites while maintaining the roofline, exterior finish, and architectural character of the original home. Foundation work, framing, roofing, electrical, plumbing, HVAC, drywall, and finish carpentry are all handled in-house.

ADU and Guest House Construction

Camarillo’s lot sizes, particularly in older neighborhoods like Leisure Village, Mission Oaks, and the Camarillo Heights area, are often large enough to support a detached accessory dwelling unit. We design and build ADUs that meet current California and City of Camarillo zoning and permitting requirements. Whether you want rental income, a guest house, or a private space for an aging parent, we handle the full project from feasibility assessment through certificate of occupancy.

Custom Homes and Major Renovations

For homeowners who want to build from the ground up or completely gut and rebuild an existing structure, we provide full custom home construction from architectural coordination through move-in. We’ve built new homes on hillside lots in the Camarillo Heights area, replaced aging ranch homes on larger parcels, and completed whole-house renovations that transformed dated properties into modern, energy-efficient homes.

Outdoor Living

Camarillo’s inland climate is warmer and sunnier than coastal Ventura County, which makes outdoor living spaces even more usable year-round. We build custom pools, patios, outdoor kitchens, fire features, and covered living areas designed for entertaining and daily use. From a simple concrete patio extension to a full backyard build-out with pool, spa, and outdoor kitchen, we handle every phase of design and construction.

What Makes Building in Camarillo Different

Every city in Ventura County has its own building personality. Camarillo’s comes from its mix of planned communities, older ranch-style neighborhoods, and the regulatory environment that governs construction here. Understanding these factors before you start a project saves time and prevents costly surprises.

City of Camarillo permitting
Camarillo’s Community Development Department handles building permits for all residential construction and remodeling. Projects involving structural changes, electrical or plumbing work, new square footage, or changes to the building envelope require permits. We prepare and submit all permit applications, respond to plan check corrections, and coordinate inspections throughout the build. Our familiarity with the local process means fewer delays and faster approvals.
HOA restrictions in planned communities
Many of Camarillo’s newer communities, including Spanish Hills, Camarillo Springs, Sterling Hills, and Woodcreek, have homeowners associations with architectural review requirements. Exterior modifications, additions, paint colors, roofing materials, and even landscape changes may need HOA approval before construction begins. We help homeowners navigate the HOA submission process alongside the city permit process so both approvals are in hand before we break ground.
Hillside and grading requirements
Properties in the Camarillo Heights area and along the hills above Somis Road sit on sloped terrain that requires engineered grading plans, retaining walls, and sometimes caissons or deepened foundations. We work with civil engineers and geotechnical consultants to ensure hillside projects meet all grading ordinance requirements and are structurally sound for the long term.
Energy efficiency and Title 24
California’s Title 24 energy code applies to all new construction and major remodels. In Camarillo’s warm inland climate, this means careful attention to insulation, window specifications, HVAC system efficiency, and in many cases, solar-ready or solar-equipped designs. We factor Title 24 compliance into every project from the design stage so there are no surprises at inspection.
Older homes and infrastructure
Camarillo has a significant stock of homes built in the 1960s and 1970s. These homes often have original plumbing (galvanized or polybutylene pipe), outdated electrical panels, single-pane windows, and in some cases, asbestos or lead paint. We assess these conditions during our initial consultation and build abatement, replacement, and upgrades into the project scope from the start.

Camarillo Neighborhoods We Serve

Mission Oaks. One of Camarillo’s most established neighborhoods with larger lots, mature trees, and homes built primarily in the 1970s and 1980s. Common projects here include kitchen remodels, bathroom renovations, room additions, and ADU construction. The lot sizes in Mission Oaks are ideal for detached guest houses and accessory dwelling units.

Spanish Hills. A master-planned community with Mediterranean-style homes, HOA oversight, and well-maintained common areas. Homeowners here typically want interior upgrades: kitchen remodeling with premium finishes, bathroom renovations, and outdoor living additions. All exterior work requires architectural committee approval, which we help coordinate.

Camarillo Heights. Hillside properties with views of the Oxnard Plain and the Channel Islands. Building on sloped lots requires specialized foundation work, retaining walls, and grading permits. We’ve completed additions, renovations, and custom builds in this area and understand the engineering requirements that come with hillside construction.

Leisure Village. A 55+ community with smaller single-story homes on well-sized lots. Kitchen and bathroom remodels are the most popular projects here, often focused on accessibility improvements, wider doorways, walk-in showers, and updated finishes that make the home more comfortable and functional for aging in place.

Camarillo Springs and Sterling Hills. Newer planned communities with homes built in the 2000s and 2010s. These homes are structurally sound but often have builder-grade finishes that homeowners want to upgrade. Kitchen remodels, pool and patio installations, and backyard transformations are the most common projects we take on in these neighborhoods.

Somis and Santa Rosa Valley (unincorporated). Rural and semi-rural properties on larger parcels that fall under Ventura County jurisdiction rather than City of Camarillo. We handle the county permit process for these projects, which involves different requirements and timelines. Equestrian properties, agricultural outbuildings, large-scale additions, and custom homes are typical project types in this area.

Our Process: How a Project Works from Start to Finish

  1. Free in-home consultation. David Nicodemus visits your home, evaluates the existing conditions, listens to your goals, and discusses your budget. This visit is free and carries no obligation. By the end of it, you’ll have a clear understanding of what’s realistic for your property and your budget.
  2. Design and planning. We develop the project scope, select materials, create layout options, and prepare detailed plans. For projects requiring architectural drawings, we coordinate with trusted architects and engineers. You approve every material and design choice before we move forward.
  3. Permitting. We prepare and submit all permit applications to the City of Camarillo (or Ventura County for unincorporated areas). We handle plan check responses, corrections, and coordinate the approval timeline so construction starts as soon as permits are issued.
  4. Construction. Our crew handles demolition, structural work, rough-in for plumbing and electrical, insulation, drywall, flooring, cabinetry, countertops, tile, fixtures, paint, and all finish work. David is on site regularly and manages every trade. We protect your home from dust and debris and maintain a clean, organized job site.
  5. Final walkthrough and handoff. We walk through the completed project with you, checking every detail against the original scope. Cabinet alignment, grout lines, paint touch-ups, fixture operation, appliance function. We don’t consider the job done until it meets our standard and yours.

Serving Camarillo and All of Ventura County

In addition to Camarillo, we take on projects throughout the region. We serve homeowners in Oxnard and the surrounding coastal communities and the City of Ventura and its beachside neighborhoods.

We also work in Malibu where coastal building regulations require specialized construction expertise and Santa Barbara and the South Coast region. Wherever the project is, David manages it personally.
