Ojai Remodeling and Construction That Respects the Valley
Ojai is protective of what it is, and it should be. The valley's Mission Revival architecture, its orchards, its scale — none of it happened by accident, and the city's design standards exist to keep it that way. Building here means working with that character, not against it. Nicodemus Construction has been building and remodeling homes in Ventura County for more than three decades, and we have completed projects in the Ojai Valley — including a full custom kitchen that remains one of our favorite builds. We know the valley's style, its permit offices, and its post-Thomas Fire realities.
David Nicodemus manages every project personally. One point of contact from the first walkthrough to the final one, which matters in a small town where reputation is everything and word travels fast.
What Can We Build or Remodel for You?
Yes — and Ojai kitchens are some of the most satisfying work we do. Many valley homes have kitchens decades out of date, and the remodels that succeed here respect the home's character: warm materials, hand-finished tile, natural stone, and layouts opened to the indoor-outdoor living the valley climate rewards. Our full kitchen remodeling process runs from layout and materials through permitting and finish work.
We remodel primary baths, guest baths, and powder rooms throughout the valley — walk-in showers, freestanding tubs, custom tile, heated floors, and the ventilation engineering that older Ojai homes usually lack. See how we scope bathroom remodeling projects of every size.
Both are strong fits for Ojai. Lot sizes in the East End, Upper Ojai, and Meiners Oaks support detached units, and demand for guest houses and rental units in the valley is real. We build room additions that match the original architecture and accessory dwelling units that clear city or county review, depending on which side of the line your parcel sits.
Yes. The Thomas Fire burned to the edges of this valley, and we have rebuilt fire-damaged homes in the Ojai and Ventura area — structures, not just repairs. If you are still working through a rebuild or hardening an existing home against the next fire season, our fire rebuild experience covers the code requirements and the insurance documentation process.
We provide custom home construction from site evaluation through move-in, and we build custom pools, patios, decks, and outdoor rooms designed for the valley's hot summers and cool evenings — shade structures earn their keep in Ojai.
Building in Ojai: What You Need to Know
The City of Ojai covers a small footprint; much of what people call Ojai — Meiners Oaks, Oak View, Upper Ojai, parts of the East End — is unincorporated Ventura County. The permit process, timelines, and requirements differ between the two, and knowing which office your parcel answers to is step one of every project. We work both processes regularly.
Ojai guards its architectural identity, particularly near the historic core. Exterior changes should anticipate the city's design standards — materials, massing, and signage rules are stricter than in neighboring cities. We design with those standards in mind from the start rather than negotiating them at plan check.
The hillsides ringing the valley are designated high fire hazard territory, and the Thomas Fire made the stakes concrete. New construction and major remodels in these zones must meet wildland-urban interface standards — ignition-resistant exteriors, ember-resistant venting, defensible space. We build to these standards throughout the region.
A large share of the valley's housing stock predates modern codes. Galvanized plumbing, undersized panels, single-pane windows, and unpermitted past work are routine discoveries. We assess these conditions up front and build the corrections into the scope, so they are line items rather than surprises.
Ojai Areas We Serve
Orchard country — larger parcels, older farmhouses and ranch homes, and the valley's best ADU and guest-house opportunities.
Established, tree-heavy neighborhood near the heart of town, with character homes that reward careful remodeling over gut-and-replace.
Unincorporated communities under county jurisdiction, with a mix of cottages and ranch homes. Additions, ADUs, and full remodels are the common scope.
Rural parcels along the 150 between the valley and Santa Paula ridge — Thomas Fire country, where rebuilds and fire-hardened construction dominate the work.
Serving Ojai and All of Ventura County
We reach Ojai from our Oxnard base through Ventura, where we have rebuilt Thomas Fire homes and remodeled everything from downtown bungalows to hillside customs. We also serve Camarillo, Oxnard, and Santa Barbara up the coast. Wherever the project is, David runs it personally.
Start Your Ojai Project
The first step is a walkthrough. David visits your home, evaluates the space and the site, and gives you an honest assessment of scope, timeline, and cost — including the jurisdiction and fire-zone questions that shape Ojai projects. No pressure, no sales pitch.
