Yes. The Thomas Fire burned to the edges of this valley, and we have rebuilt fire-damaged homes in the Ojai and Ventura area — structures, not just repairs. Building in Ojai: What You Need to Know

City versus county jurisdiction.

The City of Ojai covers a small footprint; much of what people call Ojai — Meiners Oaks, Oak View, Upper Ojai, parts of the East End — is unincorporated Ventura County. The permit process, timelines, and requirements differ between the two, and knowing which office your parcel answers to is step one of every project. We work both processes regularly.

Design character and review.

Ojai guards its architectural identity, particularly near the historic core. Exterior changes should anticipate the city's design standards — materials, massing, and signage rules are stricter than in neighboring cities. We design with those standards in mind from the start rather than negotiating them at plan check.

Fire zone construction.

The hillsides ringing the valley are designated high fire hazard territory, and the Thomas Fire made the stakes concrete. New construction and major remodels in these zones must meet wildland-urban interface standards — ignition-resistant exteriors, ember-resistant venting, defensible space. We build to these standards throughout the region.

Older homes, older systems.

A large share of the valley's housing stock predates modern codes. Galvanized plumbing, undersized panels, single-pane windows, and unpermitted past work are routine discoveries. We assess these conditions up front and build the corrections into the scope, so they are line items rather than surprises.
