Excavation is priced by what the dig hits — rock, groundwater, utilities — and by whether equipment can reach your yard or has to work around a tight lot. Slope adds retaining walls and engineering. On pools, the equipment tier and automation move the number more than the shape does; on decks and patios, material choice is the swing — composite and stone cost more up front and repay it in maintenance. How long does pool construction take?

Three to five months of construction for most pools, from excavation through plaster and startup. Permitting comes first and typically adds a month or two, longer in coastal zones. If someone promises you a pool in six weeks, ask them which inspections they're planning to skip.

Do I need a permit for a patio, deck, or pool?

Pools, always — including the safety barrier requirements that come with them. Elevated decks, yes. A simple at-grade patio often doesn't need one, but grading, drainage changes, and attached shade structures can trigger review. We sort out what your specific project requires and pull whatever's needed.

Can we build the backyard in phases?

Yes, and for bigger visions it's often the smart play. We plan the construction sequence so each phase stands on its own — pool first, outdoor kitchen next year — while the underground work for future phases goes in early, so nothing gets torn up twice.

What decking material holds up best near the coast?

Composite or tropical hardwood. Salt air and marine-layer moisture destroy soft lumber in a few years, no matter how well it's sealed. Composite boards and dense hardwoods like ipe cost more up front and repay it every year you don't spend refinishing.
